We’re a South Australian team of property specialists with a shared passion for shaping our state. With years of experience and a finger on the pulse of the local market, we’ve built a diverse portfolio that includes residential, industrial and commercial developments. Alex Asteris

Drawing on more than 25 years of experience shaping major projects across South Australia and beyond, Alex has held key roles with organisations including BHP Billiton and National Jet Systems, building a strong foundation in technical rigour and financial acumen.
His unique ability to combine engineering precision with strategic commercial thinking allows him to see opportunities where others see complexity, helping clients navigate challenges and maximise project outcomes.
As Managing Director of Land Communities SA, Alex has successfully delivered significant land developments and major residential projects, including Evergreen Estate, which supported the launch of the Playford Women's Shed, along with numerous large-scale community developments that continue to shape South Australia's growth.
Alex leads with a clear philosophy – that technical excellence is the baseline, but true success comes from the intelligent integration of design, financial diligence and precise project planning. This balanced approach enables him to identify opportunities for efficiency and growth while delivering lasting value.
Mark Pivovaroff

Mark champions a belief that successful developments are built on clarity, alignment and strong partnerships. By combining commercial strategy, stakeholder collaboration and practical delivery expertise, he helps guide complex projects from vision to outcome.

Mark's career has spanned more than four decades of experience across property development, consulting engineering and construction, Mark is a highly respected industry leader who has contributed to some of South Australia's most significant master planned communities and urban regeneration projects.
Having held senior leadership roles with organisations including Cedar Woods and Lendlease, and serving as former President of the UDIA SA, Mark brings deep industry knowledge and a broad strategic perspective to every project.
His strength lies in bringing together governments, consultants, contractors and stakeholders around a shared vision, creating aligned teams that can confidently navigate complexity and deliver strong, lasting results.
David Cargill

With more than two decades of experience in the property sector, David has built a reputation for understanding every stage of the development journey, from site acquisition and capital raising through to project delivery and final sales outcomes.
Prior to joining Land Communities SA, David spent eight years leading Dellta Projects, where he established a strong track record for delivering complex developments and creating value through strategic planning, stakeholder engagement and disciplined execution.
His broad industry experience enables him to balance commercial objectives with practical delivery considerations, helping clients make informed decisions and unlock the full potential of their projects.
A passionate advocate for the property industry, David has also contributed to the broader sector as a member of the UDIA SA Executive Team. Whether forming strategic partnerships, identifying opportunities or overseeing project delivery, he brings a pragmatic and commercially-focused approach that consistently drives successful outcomes.
David operates with the principle that successful developments are shaped by strong strategy long before construction begins. By combining commercial insight with hands-on delivery experience, he helps transform opportunities into well-executed projects that create lasting value for clients, stakeholders and communities.
